Back in the 80’s we could not imagine what living in the 21st Century would be like and we are only a little bit more than a day away from starting another decade.

2009 was a year during which I stepped into a lot of empty houses waiting for someone to own them.  A year that allowed me to meet owners at the verge of walking away from their homes because their mortgage payment was too much to handle.  A year where buyer’s had to compete with an outrageous number of offers to find out at the end the road that their offer was not even looked at.  A year that put to test the patience of every single buyer that fell in love with a short sale home and had to wait over 120 days to find out if their offer was rejected. A year full of struggles that had many hoping for such to end.

We are only a little bit more than a day away from stepping into 2010 and as I sit here I try to focus on the other side of the coin because this year I gave the key to buyers that saw themselves living in a house of their own and had the patience to follow that vision.  Buyers that wanted to buy a house and sat through the long wait and uncertainty while a short sale was being negotiated on.   Buyers that waited forever on a new construction to be finished or that waited for the banks to negotiate the acceptance of a deal.  Thus as we all wait for 2009 to end I want to congratulate those buyers for having given me the opportunity to represent them.  I have to say that it was a pleasure meeting them all and I am extremely happy they are now living inside the home I helped them find.  And, of course, without a doubt, the same goes for all of the people I have represented since April 2003.  Thank you, from the bottom of my heart!!!!!!

It seems as if I sit down to write a post later and later each day.  But what matter is that I am here and today I want to point out what would happen if decided to have a Realtor® represent you.  You are probably going to ask yourself:  Why would she write about representation? Well, here is the reason (don’t worry, this one is short and simple):

If you decided to get representation here are a FEW of the things that would and wouldn’t happen:

1.  You wouldn’t be wasting your time looking at houses that are already pending or off the market.  A Realtor has the latest information concerning a property and even though you may think the house you want is still available because you found it on the Internet, many websites don’t have updated information.

2.  You wouldn’t be browsing through tones of websites for homes that you may like.  A Realtor would send you a list of homes based on your criteria and would continue to do so for as long as you haven’t found that house you are interested in.

3.  You wouldn’t have to worry about making appointments with homeowners; a Realtor would make all the necessary arrangements and would create an itinerary based on your availability.

Hiring a Realtor allows you to concentrate on looking at houses and deciding which one you like leaving everything else aside.  Just looking at houses is a job in itself.  There are plenty of things to do once you decide to buy a house, thus my best advise is:  Call a Realtor and allow he/she to represent you, then just worry about viewing homes and taking notes of every house you see to make it easier for you to remember at the end of your viewing tour.

Of course there is a lot more to it but that’s it for now.
